Background
Keith Beedie was born on June 13th, 1926 in downtown Vancouver is the first child of Reginald and Evelyn Beedie. This young boy was going to lead one of the largest real estate development in Greater Vancouver. Keith constructed his first building in 1945 at the age of 19 – a modest hand-built structure of 1,200 square feet. He has been doing all the projects one step at a time – “I just put one foot in front of the other and this is where it led.” (“Something to build on – the Keith Beedie story”). Beedie is a private real estate development, investment and property management company. Keith Beedie founded the company in 1954 holding the principles of uncompromising quality, outstanding service and loyal relationships. By the time, Keith Beedie died in September 2017 at age 95, Beedie had an asset worth more than $1 Billion, established Beedie School of Business at Simon Fraser University and various of philanthropic causes.

Fraser Mills in Coquitlam
Now this is BIG! When we say BIG, we truly mean it. When the project complete, this will become the most ambitious project in British Columbia known to us – a 96-Acre neighborhood filled with an estimated 5,500 homes, restaurants, shops, extensive green space, plazas, and an aquatic & community centre! Fraser Mills will become the largest Landmark in Coquitlam and the next legacy milestone community for Beedie. Let us take you to what we know about this exciting project so far. Beedie plans to have:
- 16 towers of 29-40 storeys building with a combination of several low-rise and mid-rise buildings.
- 794,500 square feet of employment space for at least 1,700 jobs
- 16.6 acres for parks and open spaces
- More than 100 childcare spots for future residents and employees
- A new 50,000 square feet of community centre which Beedie contributing a cool $61 Million
Beedie’s Fraser Mills is taking over a massive land use previously Fraser Mills sawmill which was once of the biggest in the British Empire. Beedie has hired Vancouver historical expert Don Luxton in conjunction in preserving the historical pieces in Coquiltlam. Beedie will be dropping $3.5 Million to add details of interpretative signage along the waterfront to educate the public about Fraser Mills. The design of the overall project will reflect Coquitlam’s past connection to the lumber industry.

Amenities and growth
Some of the few “Anchor points” that we pay attention to is the amenities available to future residence of this project. These anchor points will ensure that over time, the property values will still hold strong regardless of the market weather. We are paying attention on the City planning over decades. The City of Coquitlam plans to allocate more than $631 Million over the next five years (2023 to 2027) to a capital plan that takes care of the core infrastructure while adding or upgrading facilities and amenities. Almost $128 Million of the Capital Plan is earmarked for 2023 including the expansion of Spani Pool (located at 655 Hillcrest Street) and renovation of the Innovation Centre (located at 1207 Pinetree Way). In summary, here are the preliminary allocation of the 2023’s budget will go to (according to the City of Coquiltam):
- 22% will go towards parks, trails and sports fields
- 22% to transportation
- 16% to drainage, water, sewer & waste utilities
- Remaining to land management and other assets

Other projects over the Capital Plan’s five years include:
- Construction of the Northeast Community Centre and adjacent park and plaza
- Initiatives totaling $1.15 million funded by a climate action provincial grant, including energy efficiency, fleet replacement and a new climate and energy manager
- Completion of the Cedar Drive Upgrade Project, including relocation of the roadway, construction of a drainage and environmental channel, roadway lighting and a multi-use pathway
- Upgrades to the Upper Victoria Drive trunk sewer and Pipeline Road (Guildford to David)
- Streetscape modernization in neighbourhoods across the city
- Various upgrades to civic spaces as well as investments in sports courts, bicycle parking and animal shelter improvements
Transit
One of the major driving factor is the existence of SkyTrain that connects from downtown VCC – Clark SkyTrain station to Lagarge Lake – Douglas in Coquiltam. The travel time between VCC – Clark terminal to Lagarge Lake – Douglas only takes about 36 minutes! Residence of Coquitlam can take a peace of mind that they can now live in Coquitlam and still able to commute to work, study or leisure to downtown Vancouver in no time!
